Our part: We provide at least fortnightly updates, often weekly, on market activity and our progress. We hold ourselves accountable to you.

We work with a selected group of professionals we believe to be the leaders in commercial property due diligence. We work independently of any real estate agents or developers. We advocate solely for our clients

Fees

The value of hiring a buyer's advocate is in the comprehensive service we provide, including search, evaluation, due diligence, and negotiation. We advise clients to invest in expert advice to make informed property decisions, ensuring their significant investments are well-placed. Our fees are transparent before engagement. Our priority is to secure the best property for clients at the best price often shaving our fee off the negotiated price. Although we can not guarantee it to be the case, on average we are securing properties at 11% below the asking price driven by our thorough due diligence and intelligent negotiation.

Conflict of Interest

As buyer's advocates. we prioritise our clients' interests, remaining independent with no alliances to sales agents or developers.
For vendors seeking assistance in the sale of their property, we help achieve the best sale price by interviewing top agents, determining the best sale strategy, and coordinating all aspects of the sale. Our services are at no cost to the client, as our fees are paid by the appointed agent. We ensure our clients' interests are protected throughout the process.

Negotiation Skills

We secure the best possible deals for our clients by understanding market value, seller motivations, and crafting strategic purchase plans. While we can't guarantee below-asking prices, we assure clients that we will secure the best possible price and terms.

We help clients identify the best sites for their needs, whether for business or investment, providing insights and expertise that go beyond what they could achieve on their own.

Pressure to Buy Quickly

We advise clients to be prepared for varying timelines, from a week to six months. We only present properties that are the best available at the time of searching, ensuring top-quality options for our clients. We do not pressure our clients to purchase - if the market is tight with stock, we advise to hold for the right opportunity. Clients are not a number in a pipeline of briefs we pursue to close. We are a boutique operation and as such, focus on integrity of service and quality of assets purchased.

We invest in time with our clients, before engagement to ensure expectations and goals can be met, realistic timelines are discussed and there's a commitment from both parties as to the level of communication and responsiveness required to achieve the best results.
